About Rumble Rooms
Rumble Rooms was founded in 2024 by We Do Play, the group behind experiential brands including Flip Out, Putt Putt Social and Activate. In December 2024, We Do Play opened the first site for its new Rumble Rooms concept in the former Brewhouse & Kitchen site in Milton Keynes’ 12th Street. The venue features digital darts, pool tables, shuffleboard, axe throwing, arcade games and two cocktail bars, as well as a full kitchen with eat-in and delivery and a rooftop nightclub.
We Do Play stated: “Rumble Rooms is bringing the ultimate game-fuelled jungle to town, with axe throwing, augmented darts, beer pong and more all under one roof. Step into our high-energy space where gorilla-sized fun meets fierce competition and killer cocktails.”
In February 2025, We Do Play said it is seeking franchisees for the experiential concept ahead of a potential UK rollout. It said the Milton Keynes launch was deliberately low-key, as We Do Play is testing the water there, and trade so far is in line with expectations.
Why franchise with Rumble Rooms
- Described as “a social jungle like no other” offering “games, drinks and gorilla-sized fun”, Rumble Rooms’ franchise prospectus said its porgramme would offer “the potential of a great return” with the average UK centre expected to turn over in excess of £1.5m per annum – with the return on investment rate depending on the property deal, how the project is financed and how the centre is operated.
- We Do Play said potential franchisees need a minimum of £150,000 in available capital, while build costs are expected to be between £650,000 and £900,000, with help available through company investment or finance partners.
- A map of potential locations shows a spread from Edinburgh to Bournemouth, taking in London and major cities such as Birmingham, Leeds, Liverpool and Manchester.
- The company said: “We support franchise partners from initial enquiry through to site selection, lease negotiation, funding support, venue design, build, pre-opening marketing, staff training, launch and ongoing operational support.
- “Our team can help franchisees access strong property opportunities, including high street, shopping centre, retail park and mixed-use leisure locations. We work with landlords across the UK and understand what makes a venue commercially viable.
- “Once a site has been identified, we help shape the design, layout, customer journey, games mix, bar offer, event areas and overall guest experience. The aim is to create a venue that looks great, trades well and gives customers a compelling reason to book.
- “Pre-opening support includes launch strategy, marketing planning, local area activity, social media direction, event sales guidance, recruitment support and operational training. Once open, franchisees receive ongoing support across operations, marketing, sales, brand standards and performance improvement.”
