About JD Wetherspoon

Pub chain JD Wetherspoon began franchising in 2022, with the first Wetherspoon franchise pub opening at Hull University in January 2022, followed by a second, at Newcastle University, in September 2023. Following an agreement with holiday park business Haven, a franchise site opened at Haven Primrose Valley holiday park in Filey, North Yorkshire, in March 2024. Following this launch, founder Sir Tim Martin said: “We’re hoping it’s [franchising] a big opportunity in areas that don’t suit managed houses. Maybe some smaller towns and maybe some overseas airports. I’m hopeful we’ll have a site outside the UK and Ireland in the next few years.”

Later that year, Sir Tim said: “We’ve got partnerships with two universities, and we’d like to do more of those. We’ve also got the opportunity with holiday parks and I’m open to other suggestions. There’s certainly the possibility of a franchised Wetherspoon pub on the high street or abroad and because of the resources we have, we would double the revenue of an existing operator.” In January 2025, the company said a further four franchised pubs will open at Haven Holiday Parks, and in March 2025, the company told Propel it is “exploring other opportunities” in the franchise market.

The following month, Wetherspoon stepped up its search for franchise partners as it targeted hotels to open its pubs, hired Christie & Co to support its search. In May 2025, Wetherspoon opened its first high-street franchise pub, partnering with Thompson Holdings to launch The Conister Arms in Douglas on the Isle of Man.

The following month, Simon Chaplin, director of pubs and restaurants at Christie & Co, said hotel operators are showing “very good interest” in JD Wetherspoon franchises, and a first site is expected to open this year. He said: “Interest has been very good, and we’ve got some results starting to come through. We’ve been targeting hotels in particular, because having a vast space on the ground floor can, in some cases, be a hindrance. They can do the functions and banqueting suite, but they have to provide a bar and a restaurant, and they can’t compete with about three or four pubs down the road. We’re finding we’re talking to a lot of operators with ten or 15 hotels, saying if they can identify three or four sites where they can get that bar/restaurant operation going, then they will be happy to do it with a franchise. It’s going to work, and we certainly expect to have a few before the end of the year. “Everyone has a perception of what Wetherspoon is, but you go in there now - especially some of their newer sites - it’s totally different. I’ve taken some hotel owners into a Wetherspoon because they haven’t been in one for ten years and their eyes have been opened - and that’s suddenly got them interested. Some hotels have thought about just putting in a quick service restaurant brand, but the more we go through it, the more the Wetherspoon idea is certainly being looked at.”

In July 2025, Martin said told Propel he believes the addition of franchise sites to the estate means there is now scope to eventually grow the 794-strong business to 1,200 pubs. He has previously said the optimum size of the company would be 1,000 pub. Martin said: “The franchise sites are performing very well so far. Franchisees are reporting big increases in trade following conversion to Wetherspoon - often doubling the trade of the previous licensed premises, where that was the case.”

In August 2025, JD Wetherspoon said it would open a pub in Birmingham’s NEC under franchise, and the following month, it signed a new franchise agreement with Wendy’s franchisee The Papas Group. The multi-unit agreement will result in 15 new Wetherspoon pubs, with the first to open in Gateway Park, Lincoln, in October - followed more through October and November. Wetherspoon commercial director Michael Barron said: “We are delighted to have signed agreements with The Papas Group. We are looking at further opportunities and are confident that more franchise agreements will be signed.”

The Papas Group director Andrew Papas added: “We are absolutely thrilled to be partnering with Wetherspoons. This partnership is about more than just expansion; it’s about restoration, revitalisation, and reinvestment in our local communities. We’re proud to be breathing new life into some fantastic venues, creating hundreds of jobs, and offering unbeatable value.”

The following month, the company said its franchised pubs are “performing extremely well”, with 15 more set to open this financial year. It said: “Operationally, franchised pubs have performed extremely well, with very high standards and encouraging sales levels.” In October 2025, Martin told Propel the company is set to make its international debut in 2026 and has further franchise deals lined up, while that same month, The Papas Group acquired a five-strong package of pubs from Whitbread to kickstart its plans to open 15 new Wetherspoon pubs.

The following month, Wetherspoon said it is expanding its partnership with Haven with four new on-site pubs and also partnered with the University of Birmingham’s Guild of Students to operate its bar and restaurant, Joe’s.

The brand made its international debut in February 2026, - at Alicante-Elche Miguel Hernandez airport in Spain. Sir Tim Martin said: “We are very much looking forward to opening our first overseas pub. We aim to open a number of pubs overseas in the coming months and years, including those at airports.” At the same time, Martin told Propel the business’ franchise operations is producing “high sales” and it has had “several” overseas enquiries. He said: “The franchise sites have been good so far. They have good standards and high sales and the franchisees seem happy. We’ve also had several overseas enquiries.”

That same month, the business said it is to open a franchise pub in partnership with the University of Surrey, in Guildford, in May, while in April 2026, the company said it will open a third pub at Heathrow airport in July.

The following month, speaking about the performance of its franchise sites following Wetherspoon’s third quarter trading update, Sir Tim said: “We’ve had good sales in Spain. The Papas sites are doing very well, and sales are going from strength to strength. We’ve lots of keen franchise applicants.”

In May 2026, Wetherspoon secured its first Scottish franchise location and will open a new pub at the University of St Andrews Students’ Association in September, and the following month, Haven chief executive Simon Palethorpe said the Wetherspoon pubs on four Haven sites had been such a success that he wants to open one of its pubs on most of its 39 parks.

Why franchise with JD Wetherspoon

  • On its website, Wetherspoon states: “To become a Wetherspoon franchisee, you need to meet certain financial and operational requirements and be able to demonstrate leadership, with the ability to work within a structured and defined operating model. Applications are welcomed from existing pub and/or hospitality operators, including single operators, students’ unions and multi-site franchise operators. Wetherspoon is open to granting worldwide franchises, including across the UK and European Union. The franchisee will be required to purchase/lease a suitable property, convert it and fund the set-up and ongoing franchising costs.
  • There are various ways to fund a Wetherspoon franchise, with help from lenders available; however, in order to begin the process, an interested person or entity would need to have a certain level of unencumbered funds to cover a percentage of the costs. Franchise agreements run typically for five or ten years, with the option to renew. Exclusive trading areas form part of any initial franchise discussions. Wetherspoon’s managed pubs operate in a wide range of properties and locations, including towns, cities, airports, rail stations and shopping centres.
  • The company recommends an internal customer area of at least 3,000 square feet. However, smaller pubs can also be successful. The building’s location is crucial – Wetherspoon’s experienced architects can create successful pubs from unusual spaces.”
